What a proper carpet clean actually involves

Carpet cleaning is mostly preparation. We walk the floor with you first and note the spots that need attention, then vacuum thoroughly — a lot of what looks like permanent staining is dry soil ground down into the pile. Traffic lanes and spots get pre-treated and given time to work before anything else happens. Then the carpet is cleaned, the moisture is drawn back out, and the pile is groomed so the floor dries evenly.

Nothing gets soaked. Over-wetting is what causes long dry times, stains that reappear, and the musty smell people associate with a bad carpet job. The goal is clean fibre and a floor that dries on schedule — not a carpet that looks good for an hour and smells wrong for a week.

Traffic lanes and stairs age first

Carpet does not wear out evenly. The hallway, the path from the door to the kitchen, the landing at the top of the stairs — those lanes take most of the grit, and grit is what cuts fibre. Around Georgian Bay that means sand tracked up from the beach, escarpment dust and pollen through spring, and salt and slush from November to April. Clean the lanes on a schedule and the carpet lasts years longer.

Stairs are the hardest part of any carpet job and the part most often skipped. Every tread has a nose that catches the most traffic and holds the most soil, and stairs cannot be cleaned with a straight pass the way a hallway can — each one gets done individually, edge to edge. We price them in, not around.

Cottage and short-term rental turnovers

Turnover is its own kind of job. A chalet that sleeps twelve at Blue Mountain in February is a very different floor than the same chalet in July, and the window between checkout and check-in is not negotiable. Tell us your changeover day and we schedule around it — including the shoulder dates at opening and closing, when the place has been sitting.

Rental carpet takes abuse: wet boots, ski gear, beach sand, spilled drinks, guests' pets. Cleaning it on a rotation is far cheaper than replacing it, and guests register a floor that smells clean before they notice anything else you did to the unit. We can run a one-time reset before a property goes on the rental market, or slot into a seasonal rotation.

Pet stains and odour, honestly

Most pet accidents are bigger under the carpet than on top of it. Urine passes through the backing into the underpad and sometimes into the subfloor, so a surface clean makes the spot look better and the smell come back a week later — usually worse in humid weather. We treat what is in the carpet and tell you straight when the problem is underneath it.

Practically, that means some spots come out completely, some lighten, and some need the underpad dealt with before the odour is truly gone. Urine that has dried and set can also permanently change the dye in the fibre. That is damage, not dirt, and no amount of cleaning fixes it. You will hear that from us at the walk-through, not after you have paid.

Offices, condo corridors and common areas

Commercial carpet is a maintenance item, not an occasional chore. Corridors, elevator lobbies, amenity and party rooms, and office traffic lanes carry every resident, tenant and visitor in the building, and they show it in lanes long before the rest of the floor looks dirty. A scheduled rotation keeps the whole floor looking even instead of waiting until it is obviously bad and needs rescuing.

Dry times and what to expect

Carpet is damp when we leave, not wet. How fast it dries depends on the carpet, the underpad, the humidity and how much air is moving through the room — a dry July afternoon with the windows open is nothing like a grey shoulder-season week. We give you a realistic window for your floor before we start rather than quote a number that ignores the conditions.

Keep air moving while it dries: fans on, HVAC running, windows open if the weather allows. Clean shoes or socks only until it is dry, and leave the protection under furniture legs in place until you can put everything back. If a spot looks like it is returning after a day or two, call us — that is usually wicking from deeper in the pile, and it is fixable.

Answers, before you call.

How long does carpet take to dry?
It depends on the carpet, the underpad, the humidity and the airflow in the room, so we give you a realistic window for your floor before we start. Keeping fans and the HVAC running makes the biggest difference. The carpet should be damp when we leave, never soaked.
A stain came back a few days later. Why?
That is wicking. Something that soaked deep into the pile or the pad migrates back up as the carpet dries and reappears as a shadow of the original spot. It is normal on older spills and it is fixable — call us and we will come back to it.
Can you get rid of pet odour?
Sometimes completely, sometimes partly. If urine has gone through into the underpad or subfloor, cleaning the carpet only treats part of the problem and the smell returns in humid weather. We will tell you at the walk-through what we expect to fix and what would need the pad dealt with.
Do I need to move my furniture?
Move breakables, valuables and anything sitting on the floor — toys, papers, plants, pet bowls. We move light furniture as part of the job and put protection under legs that would otherwise mark damp carpet. Beds, large wall units and anything heavy or fragile stay put unless it is arranged in advance.
Can you do a cottage or short-term rental turnover between guests?
Yes. Tell us the changeover date and we book around it. How tight a same-day turnaround can be depends on the checkout and check-in times and how quickly the floor needs to be walkable, so give us both when you book. Opening and closing weekends fill up fast around here — book early.
