Dust control isn't a detail. It's the whole job.

A parking garage floor is ground concrete, winter sand, and dried salt — and the moment a dry broom or unshrouded sweeper touches it, that mixture goes airborne — and concrete dust can contain crystalline silica, a regulated substance in Ontario. In an enclosed, poorly ventilated structure, that dust doesn't disperse. It settles on stored vehicles, gets pulled into elevator lobbies and stairwells, and hangs in the air your residents breathe on their walk to the car. Ontario treats silica exposure as a designated substance for good reason, and any contractor who treats dust as a cosmetic afterthought is telling you how they handle everything else.

Our crews control it at the source. Surfaces are pre-misted so fines are captured before they lift, sweeping equipment runs with water suppression and filtration rather than open brushes, and overhead pipe and ledge cleaning is done with vacuum-assisted tools — not blown down onto a floor we just cleaned. Stairwell doors and lobby entries are sealed off while adjacent zones are worked. The result is a garage that's clean when we leave, not one where the dust has simply moved somewhere your residents will find it.

Five questions to ask any garage contractor. Including us.

  • How do you suppress dust? Dry sweeping concrete throws crystalline silica into a space your residents walk through. The answer should involve water misting and vacuum-assisted equipment — not a broom and a promise.
  • Can you produce a Certificate of Insurance naming our corporation? A COI with your condo corporation listed as additional insured, before work starts. If they hesitate, the liability lands on you.
  • Are your workers covered by WSIB? Ask for the clearance certificate, not a verbal yes. A worker injured on your property without coverage becomes the corporation's problem.
  • What's your zone plan and how do residents find out? A real contractor stages the garage in zones, keeps drive aisles open, and hands your manager notice templates with dates and towing-free move instructions — days in advance, not the morning of.
  • Where do the sweepings go? Winter grit is loaded with salt and hydrocarbons. It can't go down your drains or into a green bin. If the contractor can't tell you their disposal method, they're washing it into your catch basins.

Do residents need to move their cars?
Usually in sections, not all at once. We stage the garage in zones with your property manager, so most residents only relocate for part of a day. We supply notice templates you can post ahead of time.
