Most power washing damage we see — splintered deck boards, etched concrete, lifted siding, killed grass — comes from one mistake: using too much pressure for the surface. We use professional equipment with pressure adjustable from gentle soft-wash up to industrial-grade, and we match the pressure to what the surface can handle. The result: clean surfaces, no damage, no regret.

Why surface-matched pressure matters

Concrete can take 3000+ PSI. Cedar decking will splinter at 1500. Composite decking will lose its grain at 2000. Vinyl siding can be forced under the panel and trap water at the wrong angle. Knowing what each surface needs is what separates a professional power wash from a destructive one. We've been doing this for a decade and we don't guess.

Pre-sale power washing

One of our most-requested services. Before listing, we can do a full exterior package — windows, gutters, and power wash of driveway/walkways/siding — typically in one day. Listings photograph dramatically better with a freshly cleaned exterior, and buyers form their first impression in the first 30 seconds in the driveway.

Commercial power washing

Storefront sidewalks, gas station forecourts, restaurant patios, condo balconies, parking areas — all on the menu. We work after-hours or before opening to avoid disrupting your business. Recurring contracts available.

Deck restoration: wash, brighten, ready to seal.

A stain job is only as good as the surface under it. We run decks through a proper restoration sequence: a low-pressure soft wash to lift dirt, algae and failing finish, then a wood brightener to open the grain and restore the timber’s natural tone. What you get back is a clean, even, seal-ready surface — not a fuzzed-up board blasted raw by too much pressure.

Booking matters here. Wood needs to dry fully before stain or sealer goes on, so schedule your wash ahead of your staining weekend, not the morning of. Tell us your timeline and we will slot the wash so the deck has time to dry properly.

Will power washing damage my deck?
Not when it's done right. We use the lowest effective pressure for your specific deck material and never get closer than the safe distance for the surface. If your deck has soft spots or existing damage, we identify and avoid those during the prep walk-through.
Do you use hot water or cold water?
Cold water for most jobs — modern detergents and proper technique make hot water unnecessary for typical residential work. We have hot water capability for heavy commercial degreasing.
What about my plants and landscaping?
Plants near the work area get pre-soaked with clean water to dilute any detergent runoff, and we cover sensitive plantings with tarps as needed. We use plant-safe detergents on every job.
How much does power washing cost?
Deck only: $200 to $400 depending on size. Full driveway: $150 to $300. Full exterior siding: $400 to $900. We give firm quotes upfront once we know the scope.
Can you do power washing year-round?
April through October is the standard season. We can do specific jobs in March or November in mild weather but freezing temps preclude winter power washing.
How soon after a power wash can I stain or seal my deck?
The wood has to be fully dry first — moisture trapped under stain or sealer is what makes finishes peel early. Drying time depends on weather, sun exposure and the wood itself, so follow your stain manufacturer’s moisture guidance before applying anything. The practical move: book your wash several days ahead of your staining date.
Should I book power washing in spring or summer?
Spring is the classic slot — it clears a winter’s worth of grit, salt residue and algae right when you want to start using the deck and driveway again. Summer works just as well, especially ahead of a staining project, a party or a listing, and warm dry weather speeds up drying times.
